Upgrades and renovations typically include replacing or upgrading exteriors, improving common areas (including clubhouses), adding cost -effective amenities, and renovating kitchens and bathrooms. We restructure management, leasing, tenant services and cost controls. Our repositioned properties produce improved NOI, higher occupancy rates, and higher levels of tenant satisfaction.
Repositioning for each asset is typically accomplished within the first 18 months of ownership. Total costs to improve the asset should be at least 25% below replacement cost. This favorable cost basis insulates the property from new competition, since lower rents will be required to yield an acceptable return on investment.
