  • Minimum of 80-100 units (smaller if part of a local portfolio)
Current Conditions:
  • Deferred maintenance – interiors and exteriors
  • Inferior club house and amenities
  • Underperforming on-site management
Occupancy:
  • Below local market average
Rents:
  • Below local market average
Location:
  • Close to regional highways, employment, and retail
  • High visibility location
Repositioning/stabilization period:
  • 12 to 18 months
